Hello HOA, We just moved to chestnut sub-division and its awesome and well maintained. One thing that i think would add value to the neighborhood is some street lights on chestnut springs rd as soon as we enter in the sub-division, especially on the bridge. Its extremely dark in the night out there and i think it will add to the beauty of the sub-division.

We are planning to buy a house in Chestnut springs. Want to know how is the neighborhood and traffic when leaving for work in the morning b/c of a single lane Conconrd. Any comments would be appreciated

I doubt my neighbour has planted a line of trees in common area next to my house. Is this legal? Seems he is trying to extend his border of yard to the common area.

Hey board of HOA? Can we set up some limitations about speeding motorcycles in Northfork Dr? Kids are scared by its very loud noise and fast speed, and parents are annoyed. The guy if he wants to speed his motorcycle, he can do it outside this neighborhood, rather than in Northfork Dr, right? Can you send him a letter and let him not do this? Thanks?

Also, parking on Northfork Dr (especially the few houses near the clubhouse) make it hard to drive and our community ugly ugly ugly!

Why can't the Board make the owners of 9765 Jupiter Forest Drive take down their Christmas Lights from the eves of their house? It is May...Christmas was over months ago....This really depreciates our neighborhood when Homeowners show such little regard for their neighbors property values. Something really needs to be done regarding enforcing our by-laws. If this Board is not willing to take action, perhaps we should vote in a new Board...someone with a strong backbone!

I'd really like to see all of my neighbors begin to use their own driveways and garages prior to parking their vehicles in front of and beside (on corner lots) other people's homes. This is lowering the value of the entire neighborhood. I understand occasional needs, but I'm referring to the regular repeated offenders that disregard the overall appearance of our neighborhood. When will the board take action on this? When can our by-laws address this very real concern?

I would like to know when the cap for the brick column at the front entrance will be repaired. It looks absolutely horrible with the cinder blocks sitting on top. It seems that the board could easily correct this with a little bit of liquid nails.

Every lot in CS has an adjacent lot on at least one side which has the potential of being a common fenceline. If your left-side neighbor builds fence "A", and your right-side neighbor builds fence "B", what fence can you build that will look good? Answer: none. Fence "A" and "B" might look great in isolation, but adjacent - they may look horrible. The solution is simple to have a unified design. The board has decided on a single style of fence that was believed to have the broadest appeal. Of course "broadest appeal" != "universal appeal", so somebody would be unhappy with the decision, but that is just a fact of life in a community such as this.

I would like to have a fence built in my backyard but am not interested in a 6 ft fence that would completely block my scenic veiw. There is common area between our yards so why is is so important that all fences conform to one standard when the fences will not be joined or shared with our neighbors. Does anyone else agree?

There needs to be something done about the cap that is on our entrance sign. Just laying it on there will not solve the problem when we have big wind storms. It has fallen off twice and I am afraid if we have strong wind it could land in the street or on someones car.

I am disturbed when I travel Northfork Road at the number of cars parked on the street. No to mention the trailer and the humpteen trucks parked there. It looks at times like a grease garage. Wise up Association, we don't want our neighborhood looking like this.

If you are referring to the Oct 21 chili cookoff, that had nothing to do with Pulte. That was setup by the HOA social committee. It was canceled because we had very low RSVP response. The social committee is not to blame either. The blame lies on your neighbors who failed to respond.

I have noticed over the past 6 months to a year that there is a growing number of vehicles parked on the side of the streets along Chestnut Springs Road and Northfork Dr. . After Five o'clock in the evening coming home from work there were two cars parked on opposite sides of the street making it impossible for two cars to pass at the same time. This is not just a random occurrence it is an everyday event. If there is an accident then someone can become seriously injured weather they are in the cars trying to pass each other or walking around the parked cars. I am positive that if there is a wreck and there are cars blocking the right-of-way, the owners of those two vehicles blocking the road will be liable for damages. It is a public road not a parking spot.

Who else thinks we could bale hay with the grass in our yards? I thought the lawn care folks did a sloppy cutting job on the last pass. How many more weeks must we wade through the yard before they reappear (except their cameo appearance to mulch the house that pays separately for the service)? One more thing, can we get some speed bumps in here - I'm starting to think I own property on the Speedway.

Last night (9:00 p.m.)the window in the back of our home was hit with a golf ball. The back of our house faces the woods and the ball did not come from there. Our neighbor said they had also seen golf balls in their back yard as well. We have seen children hitting golf balls in the front yards on our street in the past. Can we please refrain from using our backyards as a driving range/golf course?

The case for having the garbage containers consealed is a good one however, I am unable to get my garbage container and 2 cars into my garage at the same time. My garage is the same as most every other one in this development. I will make it a point to place mine in the rear of the lot when the on street parking is solved. I point out that on street parking is a problem, and that at least one of our board members normally has at least one car parked on the street. Why not have the extra cars parked aet the clubhouse?

After the recent child attempted abduction incident, we strongly feel that this community should have a Neighborhood Watch. This would certainly help in keeping our kids safe. Can the board do the necessary?

I have heard that we have a workout room in our clubhouse. However, I have been here a year and have not found anyone who knows how we are able to obtain access to the workout room area. Several times I have tried to go over and check it out, however all of the doors are always locked and it seems noone in our neighborhood knows how to gain access to our own clubhouse.
Also, I tried to get a board member's phone number to call about this issue, but all this site offers is one e-mail address for the entire board instead of individual e-mail addresses, or better yet phone numbers of the board members. Please post our board's phone numbers so we know how to get in touch with them for matters such as this.
Also, please inform our community on how we are able to gain access to our own weightroom.

I have a complaint, This weekend as I was washing my car, I saw some boys trying to make a fire in the ditch that leads to the creek. I am outrage that boys that young were not being stopped, they are lucky that no one was hurt.

The children on Jupiter Forest Drive need a place to play other than on the street. There are several small children on this street. There are two large lots that will not have houses built on them at the end of the street. Let's build a playground on one or both of them.
The lot across from our house has NO grass on it and the kids are riding through it with their bikes. When it is wet, they track mud on the street and sidewalk.
What must we do to make a Playground appear on one of these lots? What must we do to get grass put on the lot across the street from us? The common area behind the houses next to the creek is not being addressed either. It is terrible. What can be done about that?

I totally agree with the previous comments on the street parking issue. Can we put in something in the newsletter to get people to park in their driveway and not block the streets?? Kids who are biking then cannot bike on the side of the street and have to come to the middle and pose an unnecessary risk to themselves as well as to the other drivers on the road.

i agree about the cars parking in the street. totally unnecessary. Also i think it is unnecessary to have 3 different trash companies picking up trash in the neighborhood. Eventually their heavy trucks are going to tear up our streets. Perhaps the board can get quotes from the 3 companies, find out which one will give us the best deal, and all try to use that company? less days trash cans will be sitting on the street and less big trucks on the streets. just a thought. have a nice day
